All three districts are top-tier in Texas. McKinney ISD's structure concentrates every student into one flagship McKinney High School, which produces nationally competitive programs but also a campus of nearly 7,000 students. McKinney ISD is geographically larger with multiple high schools (Frisco West, Frisco East, Frisco Senior). McKinney ISD has the most high schools per capita of any large Texas district by design, smaller campuses, more individual attention, but slightly less depth in advanced programs at any one school.

Plano is the price ceiling. New-construction premiums, the Star and PGA HQ amenity halo, and constrained inventory keep median prices well above $600K. Frisco is broadly comparable to McKinney on median price but skews older, most Frisco inventory was built between 1985 and 2005. McKinney's blend of late-90s through 2010s construction often delivers a more move-in-ready product at a lower per-square-foot cost than either neighbor.

## Commute: Where Are You Actually Going?

Frisco sits closest to Legacy West and the densest Collin County employer cluster. If your office is at Toyota, JPMorgan, or Oracle, Frisco shaves 10–15 minutes off a daily commute versus McKinney. Plano is best for buyers heading to the Star, the Plano corporate corridor, or commuting north to Celina/Prosper. McKinney sits between the two on US-75 and adds easy SH-121 access east toward Prosper and west toward Frisco.

## Lifestyle and Amenities

Plano has the most retail and entertainment density. Frisco has Legacy West and a more urban-feeling employment core. McKinney's lifestyle assets are different in scale: Painted Tree as a lifestyle center, McKinney Premium Outlets, the Credit Union of Texas Event Center, and a 75+ park system that is one of the most underrated in Dallas-Fort Worth metro.
